Three Steps, No Phone Tag
Type the Address
The county fills itself in. You see the county septic office, what each loan program asks for on a septic home, and what TankVault knows about the property.
Tap Book a Septic Inspection
Your name, email, who you are (agent, buyer, seller, title) and a note. We tell up to 5 septic companies on the county's state maintenance entity list. They see the address and your note, not your name or phone.
Pick a Company
Each company answers with a price and the earliest day it can come. Your private page shows the answers side by side. Choose one, and that company gets your contact to set the day.
What the Loan Will Require
Tap a loan program for the septic and well rules it follows. The same card is on every property page.
- Florida has no state law that requires a septic inspection when a home is sold, but most lenders and many buyers ask for one.
- Operating permits for aerobic treatment units (ATU) and performance-based systems (PBTS) do not transfer: the buyer needs a new permit and a maintenance contract.
Every lender can ask for more than the program minimum. Confirm with your lender before you order anything. Sources: HUD Handbook 4000.1, VA Lenders Handbook Chapter 12, USDA HB-1-3555 Chapter 12, Fannie Mae Selling Guide.
What It Shows Today
- The property’s county and its septic office (phone, email, website) for all 67 Florida counties.
- The loan requirements card above, in English and Spanish.
- Book a Septic Inspection: up to 5 local companies answer with a price and date on your private page.
Not yet: county permit and inspection records. The page says “not known yet” until that lookup is built. Septic companies: request early access and your company gets Florida leads first.
Questions From Agents
What does it cost?
Nothing. The check and the inspection request are free for agents, buyers and sellers. Septic companies pay nothing for the lead either.
Which septic companies get my request?
Companies on Florida DEP's maintenance entity list for that county, up to 5. Companies that use TankVault get it first and keep it to themselves for 4 hours; the rest get it after that.
Who sees my name and phone?
Only the company you choose. Until then, companies see the property address, your role and your note.
Does it pull the county septic permit?
Not yet. Today the page shows the county and its septic office, and marks the system type, permit and last inspection as "not known yet". County record lookups for Florida are being built; the septic company you book can check the permit.
What if nobody answers?
We email you each time a company answers. If no company answers within a day, your page and one email give you the phone numbers of the nearest septic companies so you can call one. A request stays open 7 days; after that you can book again.
Is this only for Florida?
Yes for now. More states are coming.
Septic companies: get Florida inspection leads first.
TankVault companies get every Florida lead a 4-hour head start, and answer right from the Needs attention page.
